Testing & Maintenance

Commissioning that proves systems work - and maintenance that keeps them working, year after year.

Overview

A building is only as good as its worst-maintained system

Most building systems don't fail suddenly - they decline quietly. Filters clog, settings drift, small faults compound, and one day the 'sudden' breakdown arrives with a large invoice attached. The alternative is planned, professional maintenance, and it is always cheaper.

SCALE-UP LTD provides structured testing, commissioning and maintenance for MEP systems, sewage treatment plants and lift installations. For new projects, our commissioning process proves - with measurements, not assurances - that every system performs to its design. For operating buildings, our maintenance programmes keep systems safe, efficient and compliant.

We also carry out energy-efficient optimisation: tuning and upgrading existing systems so they deliver the same comfort for less power.

What's included

  • Testing & commissioningMethodical verification of new installations against design parameters, with full records.
  • Preventive maintenance programmesScheduled servicing for MEP systems, STPs and lifts - planned around your operations.
  • Performance auditsObjective assessment of existing systems: condition, efficiency, compliance and remaining life.
  • Energy-efficient optimisationAdjustments and upgrades that cut running costs without sacrificing performance.

Benefits

Fewer emergencies

Planned maintenance replaces panicked call-outs - and the downtime that comes with them.

Lower energy bills

Well-tuned systems routinely use noticeably less power than neglected ones.

Protected warranties & compliance

Documented servicing keeps manufacturer warranties valid and regulators satisfied.

Longer asset life

Systems that are maintained reach their design life. Systems that aren't, don't.

Our process

System survey & baseline

We document what's installed, its condition and its service history - the honest starting point.

Programme design

A maintenance schedule matched to each system's requirements and your operational calendar.

Scheduled servicing

Our technicians service, test and adjust to schedule, with every visit documented.

Monitoring & reporting

Condition and performance reports that show trends before they become failures.

Continuous optimisation

We recommend targeted upgrades where they will genuinely pay back - and say so when they won't.

Frequently asked questions

Do you maintain systems you didn't install?

Yes. We start with a survey and performance audit to establish condition, then build the maintenance programme from there. Many of our maintenance clients came to us with someone else's installation.

What does a maintenance contract typically include?

Scheduled service visits, testing and adjustment, consumables, condition reporting and priority response for faults. Scope is tailored per system - a treatment plant needs different care than a distribution board.

Is commissioning really necessary if the installer says everything works?

'It switches on' and 'it performs to design' are very different claims. Commissioning measures actual performance - flows, loads, temperatures, effluent quality - and records it. It's how you know what you paid for was delivered.

Can you reduce our building's energy costs?

Often, yes. We audit how your systems actually run, then tune controls, correct oversized or drifting equipment and recommend upgrades with real payback calculations - not sales projections.

When did your systems last get a professional check-up?

Book a performance audit and find out what your building's systems need - before they tell you the expensive way.
